  3. What is CAM?
    “Common Area Maintenance” is commonly referred to as CAM. The services include upkeep and maintenance of property (commercial / residential or any other) in common area of the building.

  5. What are the areas and equipments covered under CAM?
    Common area implies the area available in the building which is meant for use by all the occupants in the building. Examples are the stairs, lobby, passage, outside area, parking area, swimming pool / gym, terrace, etc.

    The carpet area occupied by the client is not covered under CAM.

    The Equipments available for use by all the occupants include electrical panels, DG set, STP, water softener, EPBAX, Fire system etc. Any equipment or electrical system inside the occupied area is not part of CAM.

  7. What will be estimated cost for CAM?
    • The CAM cost depends on the following
    • Area of the building (Sft.)
    • Facilities available (swimming pool size, gym,
      garden area / type, water body area, STP size / type etc.)
    • Building location
    • Deployment strength
    • Scope of work

  9. What are the charges which are not included in the CAM?
    A charge for CAM varies from facility to facility and is charged per sft.
    The following charges are not included under CAM:
    • Common area BESCOM, BWSSB and DG power charges
    • Statutory fees (Electrical inspectorate, pollution board etc.)
    • Capital equipment replacement
    • Civil and painting works
    • Modifications and upgrades
